On July 24, 2025, Development Authority staff, business owners, and representatives from the One Sumter organization addressed the City Council in support of a new workforce housing initiative. No public opposition was voiced during the meeting.
The proposed project on Bumphead Road—directly across from the elementary and middle school—includes approximately 89 owner-occupied homes valued between $150,000 and $290,000, along with a pond and walkable open space. Two roads into the subdivision are planned, and the homes will range in size from 1,200 sq. ft to 2,200 sq. ft. Home pricing will depend on buyer preferences for home selection and amenities, according to Rusty Warner, executive director of the Development Authority. “This is a great placement of a subdivision to address workforce housing,” said Warner, “as its location provides a close opportunity for our industrial park workers. In addition, we hope this will be a draw for much-needed housing for hospital workers, education staff, fire, and police.”
The property is currently zoned Industrial, but a request has been made to rezone it to a PMUD status to allow for housing development.
During the public hearing at the council meeting, a request was made to skip the second reading. This can only be waived with a unanimous vote. Councilmen Pless and Clemons decided to hold a second public hearing in late August instead of waiving. No reason for the delay was given. The Authority faced a tight deadline to apply for a workforce housing grant.
“The Authority believes this project reflects a thoughtful step toward strengthening Sumter County’s housing infrastructure and economic vitality,” said Warner. “Our businesses need employee housing. Retail and restaurants usually follow as our Sumter ‘rooftop’ count grows. Economic development is not only creating jobs but generating new county-wide investments.”
This project will be a super-win for the county and city. Americus will receive all infrastructure and building permit fees, along with 89 new water and sewer customers, for life.
